1. Scope
- Covers all works connected with demolition, dismantling, and clearance required prior to new construction.
- Includes:
- Demolition of buildings, structures, foundations.
- Dismantling of steelwork, plant, machinery.
- Removal and disposal of debris, vegetation, and obstructions.
- Site clearance, topsoil removal, and disposal.
2. Definitions
- Demolition → Breaking down a permanent structure (building, wall, foundation, pavement).
- Dismantling → Taking apart an item carefully for reuse or disposal (e.g., steel frames, mechanical equipment).
- Site Clearance → Removal of trees, bushes, hedges, topsoil, rubbish, or existing obstructions.
- Obstructions → Underground or surface features (pipes, cables, old foundations, wells, septic tanks).
3. General Principles of Measurement
- Demolition and dismantling shall be measured in cubic meters, square meters, or number (as applicable).
- Site clearance is measured in hectares or square meters.
- Quantities are based on the volume or area of structure cleared, not the effort involved.
- Disposal of demolished materials shall be measured separately if not stated to be included.
- Work is measured net as per design dimensions, no allowance for voids or hollows unless specified.
4. Subdivision of Work Items
CESMM4 requires demolition and clearance to be itemized in sufficient detail. Items are classified under:
(A) Demolition of Structures
- Buildings (brick, stone, concrete, steel, timber).
- Foundations and basements.
- Pavements, slabs, and road surfaces.
- Bridges, culverts, retaining walls, tanks, silos, chimneys.

- m³ → for volume of demolished structure.
- m² → for slabs, pavements, roofing.
- No. → for specific units (tanks, machinery, small structures).
(B) Dismantling Works
- Steel frames, pipelines, tanks, machinery, equipment.
- Timber, doors, windows, roof trusses.
- Careful dismantling for reuse or resale (measured separately).
- Measurement unit: tonnes, number, or m² depending on type.
(C) Site Clearance
- Removal of:
- Vegetation, trees, stumps, hedges.
- Rubbish, debris, rubbish heaps.
- Old services (pipes, cables, drains).
- Topsoil removal (measured to a specified depth, usually 150–300 mm).

- Hectares (ha) → for large areas.
- m² → for small patches.
- m³ → if clearance includes depth (e.g., topsoil).

(D) Removal of Obstructions
- Existing foundations, piles, manholes, culverts, tanks, wells.
- Old pipelines, cables, ducts (underground).

5. Information Required in Item Descriptions
When describing demolition and clearance items, the following must be specified:

- Height/depth of structure.
- Requirement of stacking/reuse of materials.
- Location (above ground, underground, underwater).
- Disposal: on-site reuse, off-site carting, or contractor’s own.
6. Examples of CESMM4 BOQ Items (Class D)
- Demolition of brick masonry walls in cement mortar, including disposal of debris – measured in m³.
- Demolition of reinforced concrete slab (up to 200 mm thick) – measured in m².
- Dismantling steel truss and stacking within 50 m lead – measured in tonnes.
- Site clearance of vegetation including removal of topsoil up to 300 mm – measured in hectares.
- Cutting and removing trees exceeding 300 mm girth including uprooting stumps – measured in No.
- Removal of existing pipeline (300 mm dia) and carting away – measured in m length.
- Demolition of old RCC well (5 m dia, 10 m deep) including disposal – measured in m³.
7. Practical Notes
- Safety and environmental regulations must be followed (dust control, noise, waste segregation).
- Hazardous materials (asbestos, lead paint, chemicals) require separate BOQ items and special handling.
- Recycling & salvage value: Steel, timber, and bricks may be reused; often mentioned in the Preamble.
- Lead and lift: Disposal leads (e.g., within 50 m or transported to dump 5 km away) must be mentioned.
